<p>        When you're looking for a quality western saddle, a used saddle can be a smart choice.  The best saddles will last a lifetime with proper care.  So, like luxury cars, a quality used saddle can be more aptly described as previously-owned.  You can buy a lot more saddle for your money in the used category. But buying used requires close inspection of the saddle prior to buying.  A used saddle is bound to have some wear and some scuffs and scrapes.  That's to be expected.  What you're really looking for are structural problems.  The following are the top 7 used saddle inspection tips. 1.  Saddle Tree.   The saddle tree is the foundation of a saddle, so if it's not solid nothing else matters.  To test the tree, set the saddle on its fork, nose down.  Press down hard on the cantle and twist, looking for bending which is an indication of a broken tree.  A broken tree is a deal breaker.  DO NOT purchase a saddle with a broken tree. 2.  Leather Quality.   High quality leather will be thick, soft, and supple.  It has a much longer life, especially if well cared for.  Low quality leather will be thin, often cracked, and will not keep its shape.  Avoid buying used saddles with low quality leather.  There's no bargain there. 3.  Leather Condition.   Check whether the jockeys and skirts lie flat or curl up.  Curling is a sign of either poor quality leather or leather that is used-up.  It's pretty much impossible to get curled leather to lie flat again.  If the leather looks to be of good quality (thick, doesn't curl), but looks dried out, a good cleaning and conditioning can do wonders and bring back a lot of its luster. 4.  Underside Fleece.   Expect to find a good amount of wear and dirt here, but excessive wear may require having the fleece replaced which isn't cheap.  Also, uneven wear can be a sign of a badly designed saddle that doesn't fit well and should be avoided. 5.  Stitching.   Check the stitching to make sure it's intact.  Minor problems can be repaired, but a saddle with a lot of rotting and missing stitching should be avoided.  6.  Surface.   While a quality saddle can last a long time, the care it receives will impact its lifespan and its appearance.  Saddles are made to be used and passing on a quality used saddle because of some scratches and scuff marks is a mistake.  But, you'll have to determine what you can live with. 7.  Parts Inventory.   Do a check to see which parts might be missing.  Most parts (stirrups, stirrup hobbles, billets, cinches) can be easily replaced (and many will prefer their own choices anyway), but missing parts should factor into the price. Buying a used saddle can be a very smart choice, IF you carefully inspect the saddle prior to purchase.         </p>

<p>There are currently four all-weather tracks in the UK, with a further course in development in Essex.   This year there will be £5million in prize money on offer for the all-weather season, so racing promises to be the most competitive and exciting yet.   Max Redd takes you around the venues, and reveals his key tips and advice for making a killing when betting on horse racing on the sand. &#13;</p>
<p>All-weather racing often receives the same response from horse racing fans as Marmite gets from lovers of toast – you either love it, or you hate it!&#13;</p>
<p>Admittedly, the opportunity to watch low-grade horses running on the sand at a February meeting at Southwell may not have the same allure as the Gold Cup on Ladies Day at Ascot in the height of summer.   But that is no reason for all-weather snobbery.   In fact, the UK all-weather racing scene is going from strength to strength.  And this is good news, hopefully, for punters who endeavour to grind out a profit betting on races run “on the beach”. &#13;</p>
<p>The four venues in the UK that currently stage all-weather flat racing are Lingfield Park in Surrey, Wolverhampton in the Midlands, Kempton Park near Heathrow, and Southwell in Nottinghamshire.   However, this year that list will be boosted to five because a new track is opening at Great Leighs in Essex. &#13;</p>
<p>Forget the forecast&#13;</p>
<p>The all-weather horse racing championship kicks into gear just as the traditional flat racing turf season comes to a close in the autumn.   The 2006-2007 all-weather season gets under way in November and culminates in a grand finale at Lingfield Park in March with the running of the Winter Derby.   With around £5 million in prize money, jockeys’ and trainers’ championships up for grabs, and opportunities for horses of varying levels of ability, this season should be the most competitive ever staged in the UK. &#13;</p>
<p>So which jockeys, horses and trainers should we be following on the all-weather, and how can racing at one artificial track differ compared with that at another?  Hopefully, if you follow this abbreviated guide you will soon be on course to make some serious dosh from the sand!&#13;</p>
<p>It may boast a catch-all monicker, but all-weather racing actually differs slightly at each of the four venues which currently stage the sport in the UK.   This is a factor well worth being aware of before you decide to have a bet at a particular track.   With the exception of Kempton, the courses are left-handed.   Racing at Wolverhampton and Southwell takes place around lozenge-shaped tracks, while Lingfield’s configuration is more triangular.   I will expand upon the significance of this a bit further on. &#13;</p>
<p>One fundamental point you need to get to grips with early on is how the actual racing surface differs from one course to another.   Two types of sand are currently used.   All-weather races held at both Wolverhampton and Lingfield are now run on a material called Polytrack, which is a kind of rubberised sand which minimises the impact of ‘kickback’ – the effect the horses produce as they thunder over a loose-topped sandy surface.   Polytrack’s consistent nature means that most races can be run at a good pace, so when having a bet at Lingfield or Wolverhampton it’s worth remembering the importance of backing a horse which will see out the trip. &#13;</p>
<p>With that in mind, it would be less of a concern for a horse with good form over 12 furlongs at these two courses to get stepped down to race, say, over 10 furlongs.  But it may be more of a problem for a horse which has been doing well over, say, 6 furlongs if its next challenge was to run over a mile or further. &#13;</p>
<p>Horses for courses&#13;</p>
<p>However, a different racing material known as Fibresand is employed at Southwell.   Generally speaking, this produces a more demanding surface compared with Polytrack.   If all-weather racing at Wolverhampton and Lingfield is similar to running on the equivalent of fast going on turf, then Southwell’s Fibresand is closer to a turf equivalent of racing on soft or even heavy ground. &#13;</p>
<p>Take note of this factor when a horse which has performed well at Wolverhampton or Lingfield is then asked to contest a race at Southwell – even if the distance is the same.  Before having a bet in this instance, you should be happy the horse will see out the trip on this different surface. &#13;</p>
<p>Lingfield’s sharp contours and relatively short finishing straight mean it tends to favour horses who can race up with the pace (or ‘handily’) rather than long-striding gallopers who need time to wind up their run.   The layout of the track means that horses drawn in double figures tend to be at a disadvantage for races run up to a mile.  Low-drawn horses who can race handily should enjoy a definite advantage when it comes to sprint races over the minimum trip of 5 furlongs. &#13;</p>
<p>It’s a similar story at Wolverhampton.   Once again, horses drawn low in 5 and 6-furlong races usually have an advantage.   It’s difficult for horses to swing wide into the straight without compromising their chances.   But for race distances over a mile or more the impact of the draw diminishes rapidly. &#13;</p>
<p>We’ve already heard that the racing surface at Southwell is different to the other tracks and this means the kickback is far more pronounced here than elsewhere.   The next time you go to the beach, get someone to throw handfuls of sand in your face and see how much you like it!  For that reason, Southwell tends to benefit horses who can race ‘prominently’ or who are described as ‘strong travellers’ because they will avoid as much kickback as possible. &#13;</p>
<p>Sticking to these guidelines for all-weather betting should help you take a little more cash from the bookies’ satchels than the average punter.   Happy punting!&#13;</p>

To be able to successfully manage your property you need to employ a few tricks here and there to get the best for your horses.  You may need to implement polices and actions that will increase the value of your property so you can get higher gain in case you want to sell it or make it profitable on a sustainable basis if you intend to continually run it. &#13;One overlooked issue in maintaining a suitable horse property is drainage.  The plot will have to be properly drained.  You should not see water stagnating after downpour.  Horses do not like to wade through mud because their hoofs which can easily get stuck there.  You should especially ensure that the area around your gates are well drained and that water does not accumulate at that point otherwise many of the horses would be stuck around that point because it is usually soft.  Still worse, the horses can slip and fall in these muddy conditions.  To avoid this, it is advisable to be constantly looking around the property for clogged ditches and drains so you can clean them for easy passage of water when the rains come.  &#13;When the grass begins to grow, ensure that you do not have weeds coming amongst them.  Some weeds can be very poisonous for the horses.  Use weedicides or hand pick them if they are not many to protect the health of the horses. &#13;You should pay special attention to pasture.  The success of the property depends to a great extent on the success of grazing.  You should be rotating the grazing so that no one place is overgrazed.  As you move the horses round, you are able to allow the freshly grazed land to regrow so that by the time the other size is exhausted, there would be fresh grass for the animals again.  &#13;The fencing is another area you need to pay attention to.  A fence serves many purposes - it keeps the animals from straying and also demarcates your boundaries.  If you are suing wooden fences, you need to periodically go round and inspect the wood.  If you notice any rot, you should plane it off and apply wood preservatives.  You would also have to check for protruding nails that can hurt the animals.  From time to time check the posts on which the bars are attached and see if they are loose.  If you are using the vinyl type of fencing, the cracks are the things you should look out for.  A crack can lead to a total beak and eventual get your animals out.  The gates of the fence can be quite tricky for the animals.  They should not close suddenly as the animals leave the doors.  They should close gently so they do not whack the horses.  Again, the gate steps should be free of moisture so the horses do not get stuck in the mud.  &#13;You should pay special attention to the barn.  The floor needs to be clean at all times.  You should regularly go round and remove all pieces of metals or sharp objects that can cause injury to the animals.  You should also check for litter especially hay and remove them so that they don't get wet and make the animals uncomfortable. &#13;The drinking area must be clean at all times.  Try as much as possible to inspect the place for possible contamination. You can buy a lot more saddle for your money in the used category. &#13;But buying used requires close inspection of the saddle prior to buying.  A used saddle is bound to have some wear and some scuffs and scrapes.  That's to be expected.  What you're really looking for are structural problems.  The following are the top 7 used saddle inspection tips. &#13;1.  Saddle Tree.   The saddle tree is the foundation of a saddle, so if it's not solid nothing else matters.  To test the tree, set the saddle on its fork, nose down.  Press down hard on the cantle and twist, looking for bending which is an indication of a broken tree.  A broken tree is a deal breaker.  DO NOT purchase a saddle with a broken tree. &#13;2.  Leather Quality.   High quality leather will be thick, soft, and supple.  It has a much longer life, especially if well cared for.  Low quality leather will be thin, often cracked, and will not keep its shape.  Avoid buying used saddles with low quality leather.  There's no bargain there. &#13;3.  Leather Condition.   Check whether the jockeys and skirts lie flat or curl up.  Curling is a sign of either poor quality leather or leather that is used-up.  It's pretty much impossible to get curled leather to lie flat again.  If the leather looks to be of good quality (thick, doesn't curl), but looks dried out, a good cleaning and conditioning can do wonders and bring back a lot of its luster. &#13;4.  Underside Fleece.   Expect to find a good amount of wear and dirt here, but excessive wear may require having the fleece replaced which isn't cheap.  Also, uneven wear can be a sign of a badly designed saddle that doesn't fit well and should be avoided. &#13;5.  Stitching.   Check the stitching to make sure it's intact.  Minor problems can be repaired, but a saddle with a lot of rotting and missing stitching should be avoided.  &#13;6.  Surface.   While a quality saddle can last a long time, the care it receives will impact its lifespan and its appearance.  Saddles are made to be used and passing on a quality used saddle because of some scratches and scuff marks is a mistake.  But, you'll have to determine what you can live with. &#13;7.  Parts Inventory.   Do a check to see which parts might be missing. As they move towards this part of the country, they create the need for accommodation and hospitality services that offer some aspects of modern city conveniences and at the same time the rustic, serene rural atmosphere. &#13;A horse property like any other business requires lots of managerial skill.  From acquisition to ownership, you need to take cognizance of many factors that will impact on the value and eventual resale value of the property.  &#13;Here, we take a look at how to go about the business of horse rearing and its associated activities. &#13;Before you make any commitment to the purchase of the property, you will want to satisfy yourself with many things.  You will want to inspect the place thoroughly so that it best meets the purpose for which you are buying.  The inspection will also allow you to know how much repairs will have to be done and how much they will cost.  All of these will impact on the price negotiation. &#13;The object of the horse property is the animal so you will need to consider many things in addition.  You will have to take walk round the land to judge its suitability as a horse rearing ground.  How large is it? Of particular importance is the cost of maintenance of the fencing structure. &#13;For equestrian purposes, you need special attention to the topology of the land.  It should be somehow flat, well-drained and green.  It must have enough room for set up of equestrian facilities.  Think of access roads to the place.  Will vehicles easily get onto the area? Or they will have to maneuver? &#13;It will pay to get the records about the weather situation in the locality.  Most especially you would want to know about the potential and likelihood of flooding to avoid any inconvenience. &#13;The last property you would like to buy is one with legal cases against it. No longer the preserve of Colorado or Kentucky ranchers, city dwellers and investors are also looking into horse property investment.  They understand that this area of real estate is growing very fast and commands a lot of buyers.  Mostly, the investors buy the property for possible resale or use by themselves.  For personal use, when they can retire to these properties during the summer and partake of all that the rural America has to offer.  They can build a ranch and breed cattle on the rural properties.  Or, they can behold the scenic rural west and go on fishing and hunting expeditions.  The possibilities are endless.  As a resalable property, investors believe that with time the prices and demand for horse properties will be on the increase as many people look to the rural areas for land and recreation.  As rural land still remains cheap, these investors find it worthwhile to buy large tracts of land and convert into ranches. &#13;How does one go about the business of looking for a horse property for sale?&#13;Well, your first approach would be to think about the barn.  This is the place that you will need most for the horses.  Will you want to build a new barn or use the one on the ranch? Is existing barn in good shape? Does it complement the structure you intend to put up on land? Is it large enough to contain the number of horses you intend to rear? Typically, you will have to look out for many things to arrive at a good barn.  The barn must be strong and study.  It must be strong enough to withstand the rumbling of the horses.  There should be no large gaps through which some of the horses may break through.  If you intend to build a new ban, are you going to make a carpenter construct one for you or you will use prefabricated type? Each option has it own cost.  You will also have to consider how close the barn is to the road.  To avoid accidents and dustiness, you will want to get a barn that is farther away from the road so that the swirl from the passage of cars on the road will not accumulate in the yard.  If you are going to use the existing barn, inspect the floors.  Are they suitable for sleeping by the horses?&#13;Consider access to your property.  Do you have well constructed roads so that trucks can easily reach your property to deliver supplies? Can the trucks turn in the yard without problems?&#13;The fence will also have to be very strong for this type of property.  Meticulously look at the posts to determine if they are strong and can withstand a horse that is trying to beak away.  You should determine if the stakes and the wood work are safe so that the horses will not injure themselves in any way.  Many property owners would like to use wood fences but they can be expensive to maintain.  They require frequent painting and replacement.  They are susceptible to the weather and can even rot away.  They are however cheap to construct in the first place. &#13;Vinyl fencing is more durable and requires less maintenance but very expensive to install. &#13;How easy can you find water? Many properties have wells but access to nearby stream or some other water body will be of great benefit. &#13;Think about how you will provide lighting for the place? Has the owner installed solar panels or generator the event that the grid fails?&#13;If you intend to hold a large number of horses, you will have to get ample storage for them.  Judging by the size of the property, can you hold that number of horses you envisage? Do you have enough room to store their supplies including food?&#13;Then you have your home to consider.  How is the residential facility sited on the land? Is it convenient for you?
